This 38 storey, commercial development near Circular Quay in Sydney, is being developed by Mirvac and was the subject of an architectural design competition, won by FJMT. It features a highly sustainable design targeting a 6 star Greenstar rating, with 38,000 sqm of premium grade net-lettable space. Enstruct acted as technical advisor on structure for Mirvac during the Stage 1 DA and the competition, and was commissioned to carry out a peer review of the final structural design. The structural system includes an offset concrete core, floors comprising post-tensioned slabs and band beams, with a number of load transfers including exposed V columns at the base of the tower. The peer review focused mainly on the lateral system, the typical floor plate design and the transfer structures.
