The project commenced with a design competition to develop the air rights over an existing building in Haymarket. The existing building, built in the early 2000s, was designed to allow a nine storey commercial extension. enstruct assisted Bates Smart with their competition bid in developing a steel frame structural system, which by virtue of its reduced weight and arrangement allowed a tenth storey to be built, thereby increasing the building's net lettable area. The structural system contains a series of steel transfer trusses within the first level plant room space which support a conventional composite steel construction above.
