A fourteen storey commercial office tower in the Parramatta CBD with four levels of basement car parking. This narrow site provided a number of planning/engineering challenges. Groundwater and the potential for flooding required waterproof cut off walls in the form of a secant pile wall around the entire basement perimeter, their construction made increasingly complex by the adjacent building basements and foundations. The narrow site also influenced the planning with tower columns, basement ramps and perimeter cut off walls all competing for limited space. Long span post tensioned band beams spanning across the short dimension of the site allowed for a fine tuning of the placement of columns, thereby minimising planning clashes in the basement.
