4 Eden Park
This six storey office building over a two storey basement was proposed at the height of the booming North Ryde office market. The central atrium ran the full height of the office levels bringing natural daylight deep into the building and providing a return air path for the air conditioning system and a smoke exhaust path. enstruct worked on the project through to tender stage while awaiting an agreement for lease to be signed with the anchor tenant. The columns were set out to span four car spaces and this was reflected through the office levels providing spacious column free floor plates, placing the development well ahead of its peers.
