A speculative office, showroom and warehouse facility on surplus land at Darrell Lea's Kogarah headquarters. Although warehouses are normally situated on grade for financial reasons, the fall of the site and the relatively expensive land cost led to the office carpark being place beneath the warehouse level. enstruct worked closely with the Architect to ensure their vision for a bespoke high end facility could be realized. Intricate steel work detailing was required to ensure the building was much more than your average suburban industrial complex. The slabs were performance specified PT construction with stringent deflection criteria for the warehouse floor to ensure that racking could be used that would fill the entire volume of the space to maximize the tenants floor space utilization.
