Due to the rising real estate prices in the area, the elderly were being priced out of the market and having to relocate to the other areas. To address this problem, Resitech (a division of Housing NSW) was engaged to provide a new 5 storey apartment building specifically providing accommodation to local elderly residents. enstruct carried out the full design services including all site phase inspections and reporting. The building contains a conventional reinforced concrete frame, transferring at ground floor to a basement car park. The car park however was for public use only and the residents where not permitted to own a car as the site was formerly a public carpark. The basement construction required perimeter site retention considerations due to the unstable nature of the sandy fill and the close proximity of neighbouring buildings.
